A hotel, public house, convenience store and 150,000 sq ft of industrial, distribution and office accommodation are included in a detailed planning application by national property developer St Modwen Properties PLC for the first phase of East Yorkshire’s premier mixed-use development at Melton Park, North Ferriby, Hull.

St Modwen, who acquired the 234-acre site from Warner Estates earlier this year, have secured an occupier for the public house and some of the proposed industrial space is in solicitors hands.

Steve Prosser, regional manager of St Modwen, said: “We are talking to a number of parties about each taking 33,000 sq ft of offices and industrial space in the first phase and we are having discussions with potential occupiers on accommodation, including distribution warehousing, planned in phase two.

“We expect to start on site early in the New Year.” Outline planning consent already exists for the development of 116 acres at the strategically located Melton Park, alongside the A63, which has the potential of providing up to two million sq ft of accommodation and opportunities for a further 3,000 jobs.
