Qualitex Supplies Ltd has taken the last of the speculative first phase industrial units within the 212-acre Access 18 distribution scheme at Avonmouth, Bristol, being developed by St Modwen Developments Ltd, the development subsidiary of St Modwen Properties PLC.
St Modwen has let 3,251 sq m (35,000 sq ft ) to Qualitex, the specialist suppliers of shower and bathroom equipment on a 15-year lease. Qualitex, which was formed 13 years ago in Aylesford, Kent, and has distributed throughout the South East from its 4,645 sq m (50,000 sq ft ) headquarters.
Rupert Joseland, of St Modwen, said: “This letting demonstrates that whilst Avonmouth is never the easiest of markets, a well located good specification well priced will always find a satisfactory occupier.
“In addition, the demolition of the smelter is now complete and we will shortly be coming forward with our proposals for the second phase of the scheme which will be known as Access 18 East.”
Steve Martin, Operations Director of Qualifex, said: “We have for some time been keen to expand our distribution network in the South West and Wales identifying Bristol as a prime location to establish our third depot to supplement our sites in East Kilbride and Aylesford.
“The building will allow us to further improve the service levels we already offer our customers and enable us to continue to expand the business.”
Andrew Ridler, partner in charge of industrial agency at Alder King, commented: “Qualitex originally required a smaller building but because of their impressive expansion programme, and attractiveness of the unit, decided to occupy a larger amount of space.”
Commercial Ceiling Factors, part of the Travis Perkins Group, occupy the first 2,546 sq m ( 27,408 sq ft ) unit.
