SPRINT FINISH FOR ADIDAS

St Modwen, the UK¹s leading regeneration specialist, has completed the £25 million 430,000 sq ft distribution warehouse for adidas at Trafford Park, Manchester.

The facility, which occupies a ten-acre site fronting Westinghouse and Mosley Roads, was handed over to adidas in late November.

adidas is well advanced with its multi-million fit out which will see the creation of a state-of-the-art distribution hub for its adidas, Reebok and Rockport brands.

The huge building, up to 22 metres high in parts, was developed by Key Property Investments, the joint venture partnership between St Modwen and Salhia Real Estate Co., of Kuwait, and  forms a new landmark in Trafford Park . It  is scheduled to be operating by summer next year.

The building,  which was forward funded by the National Farmers¹ Union Mutual Insurance Society Ltd, further underlines Trafford Park¹s premier position as the best location for business space in the Greater Manchester area.

Paul Batho of St Modwen, said: ³Our programme from start on site to practical completion was a total of  34 weeks which for a building of its size and complexity is no mean feat.

³The programme was only achievable by St Modwen¹s ability to act swiftly and decisively in a pre-let situation and is testimony to the ability and determination of our professional team and contractors.²

Michelle Taylor, regional director of St Modwen, said: ³I am particularly pleased with the effort that went into the design of this building. Large sheds can be thought of as a blot on the landscape but with careful attention to design a development can, as in this case, produce quite a pleasing result.

³We have also built in a number of green elements such as rainwater reharvesting, the use of crushed material from the 700,000 sq ft of existing buildings demolished to make way for the scheme, extensive on-site water attenuation and the provision of extensive landscaping including over 400 trees on site²

St Modwen is anticipating obtaining planning consent shortly for  its 160,000 sq ft mixed office and light industrial Avro Park on the site immediately adjacent to adidas. It is hoped a start on the first phase, of 17,000 sq ft of offices and 45,000 sq ft of light industrial, can be made early in the New Year.

The scheme is scheduled to be built speculatively demonstrating St Modwen¹s belief in Trafford Park as a strong location.
