WHITLEY BUSINESS PARK SETS THE PACE FOR COVENTRY’S BUSINESS GROWTH

Whitley Business Park will next month (November) place Coventry in the forefront of a new era of office development in the West Midlands when St. Modwen, the UK’s leading regeneration specialist, completes the first phase of development at the 93-acre, Park providing circa 42,000 sq ft of Grade A offices.

The Business Park has the potential to accommodate 1.1 million sq ft of business space and to generate more than 2,000 new jobs. It provides a mature landscaped environment and is situated just 1.5 miles from the city centre, enabling Coventry to challenge Birmingham and the rest of the West Midlands as a real economic powerhouse

The six buildings in the first development phase, range from 2,841 sq ft to 26,134 sq ft and will be ready for occupation before the end of the year. They will provide a significant boost to Coventry¹s office market which is currently lacking in new, good quality Business Park accommodation.

The new units, which have all achieved a “Very Good” BREEAM sustainability rating, will be available from £17 per sq ft, compared to rents for equivalent Grade A space in Coventry City Centre which start from around £18.50 per sq ft .

A Flagship Business Environment
St Modwen is creating this flagship mixed use business environment on land acquired from Jaguar and Coventry City Council more than a year ago. The park will attract established and new businesses, as it can provide both small front door units and buildings of up to 300,000 sq ft that would be suitable for large companies seeking prestigious headquarters.

Alongside the development of the first phase of offices, new access works have been undertaken including the creation of a new roundabout entrance and the re-configuration of Jaguar¹s existing car parking.

The level of inquiries for the first phase units at this early stage is positive and we hope to secure the first occupiers in the near future.

“Opportunities are available on a bespoke design and build basis to suit specific requirements of occupiers, both with regard to offices and for warehousing and distribution buildings which are also part of the overall development.”
