ST. MODWEN OPENS NEW REGIONAL OFFICE IN AVONMOUTH

St. Modwen, the UK’s leading regeneration specialist, has moved to new regional offices at the Access 18 development in Avonmouth. The new purpose built accommodation provides the South West regional management team and support staff with 2,230 sq ft of space.

Rupert Joseland, St. Modwen Regional Director says: “We’ve been based on site in alternative accommodation for over four years and this move to larger facilities sets our roots firmly in the area. The new facility will enable us to serve the expanding number of partners and communities that we work with in our growing portfolio of sites across the South West and South Wales regions.”

The new regional office, named ‘Green Court’, is located at the entrance to Access 18, which St. Modwen is currently redeveloping into a major employment zone for Avonmouth and the surrounding Bristol region. The building is BREEAM (BRE Environmental Assessment Method) Excellent rated which offers high quality office accommodation combined with environmental efficiencies such as natural venting and solar access lighting, combined with high levels of air tightness and insulation.

“Our most recent announcements regarding key projects in the South West – Firepool in Taunton and Skypark in Exeter – demonstrate our continued commitment to the supply of efficient, accessible and commercially viable employment and residential space,” continued Rupert Joseland.

The total St. Modwen portfolio of developable land in the South West region now totals circa 580 acres, which is the equivalent of approximately 341 football pitches, on which, 6.75 million sq ft of employment space and circa 3,600 homes will be built.”

Access 18 is a mixed-use, employment-led development with outline planning approval secured for circa 800,000 sq ft of employment space (B2 and B8) on the initial phases of this 212 acre brownfield site. A range of tenants are already located on site including national paper distributor Antalis, catering suppliers Nisbetts and greetings card manufacturer Budget Greeting Cards.

St. Modwen occupies almost one quarter of Green Court which provides 8,000 sq ft of office space. Further accommodation in the building, ranging from 1,690 sq ft to 5,855 sq ft is available to let. There is also capacity for a further two office buildings in close proximity, offering an additional circa 10,000 sq ft each.
