Littlecombe

Within close proximity to Dursley town centre, Gloucestershire; Littlecombe can be reached from Junctions 13 and 14 of the M5 and the A38. Comprising 92 acres, this £150m scheme has potential to provide up to 1,000 new jobs. Subject to a Development Agreement between St. Modwen and Stroud District Council, planning permission has been secured for a mixed use, urban community of which 52 acres will be developed into a mix of residential and commercial accommodation. Reserved matters planning permission has been granted for a further residential development comprising 94 homes, to be built and sold by St. Modwen Homes. This new development will also include associated footpaths, parking spaces, landscaped green areas and public open spaces, including two play areas. The former BP Llandarcy oil refinery site covers 1,060 acres and is one of Europe's largest brownfield redevelopment sites and one of the most important regeneration projects underway in South Wales. Over the next 25 years, St. Modwen, in partnership with Neath Port Talbot County Borough Council, will transform the site into a £1.2bn mixed use community, comprising over 4,000 homes across 275 acres, four schools and a mixture of 500,000 sq ft of employment accommodation and community development. The scheme is expected to bring more than £1bn of economic benefit, including the potential to create up to 4,000 jobs. Already four years ahead of schedule, 400 acres of land have been reclaimed and cleaned-up. Circa 100 businesses are already occupying a number of properties at the entrance of the site, employing 1,500 people. In addition to the Area One residential development built in partnership with Atlantic Homes, St. Modwen, in a joint venture with Persimmon Homes, is currently developing a new phase of 302 properties which has been supported by a £3 million series of infrastructure works set to complete in summer 2013 to improve access to the scheme.

The scheme will be built in phases with planning approval already in place for the first phase of commercial and residential accommodation. This will allow for the transformation of the 4.5 acre Priory Bridge Car Park, located alongside the River Corridor, into 113,000 sq ft of offices, with the potential to incorporate a hotel and new high quality apartments overlooking the river. A 27,000 sq ft headquarters office has already been delivered for the scheme’s first occupier, Viridor. A new Riverside Park has also been constructed as part of the works creating an unrivalled setting by the River Tone.

Langford Mead is one of the largest and most significant mixed use development projects to be built in Taunton in the last 10 years. It is situated in Norton Fitzwarren, two miles west of Taunton town centre and immediately to the north of the Penzance – Paddington railway line. Comprising 65 acres, this £130m site is being developed in joint venture between St. Modwen and AXA Sun Life plc and has outline planning permission secured to develop a 200,000 sq ft Business Park and 550 houses. Of the Business Park space, over 135,000 sq ft of this has been completed and sold. The first phase of 120 homes is being developed by David Wilson Homes. The second phase of 107 homes will be started by Taylor Wimpey in Autumn 2013. Locking Parklands

This 200 acre site is situated some two miles east of Weston-super-Mare. St. Modwen has signed a Development Agreement with the Homes and Communities Agency to progress a £400m scheme to include 650,000 sq ft of employment space, including a 30,000 sq ft Innovation Centre. In addition, approximately 1,450 new homes will be built on circa 80 acres of landscaped parklands, of which an element will be affordable homes. A district centre will also be created to include retail, a library, school and additional leisure and community facilities. St. Modwen Homes has completed the first phase of 100 homes, with the second phase underway to include a further 150 homes due for completion in summer 2015. Also under development is a 6,000 sq ft of office building, split into three units and serviced plots. Situated at the heart of Taunton town centre, Firepool is strategically located just two miles from Junction 25 of the M5 route along the South West corridor. Comprising 17 acres of brownfield land earmarked for redevelopment. St. Modwen Homes has completed the first phase of 100 homes, with the second phase underway to include a further 150 homes due for completion in summer 2015. Also under development is a 6,000 sq ft of office building, split into three units and serviced plots. Detailed consent for the future development of a 14,000 sq ft office building and a 30,000 sq ft Innovation / Enterprise Centre are also included within the overall plans for the scheme.

Within close proximity to Dursley town centre, Gloucestershire; Littlecombe can be reached from Junctions 13 and 14 of the M5 and the A38. Comprising 92 acres, this £150m scheme has potential to provide up to 1,000 new jobs. Subject to a Development Agreement between St. Modwen and Stroud District Council, planning permission has been secured for a mixed use, urban community of which 52 acres will be developed into a mix of residential and commercial accommodation. The remaining 40 acres will be used for public, open and green space. The Business Park has capacity for up to 200,000 sq ft of employment space, 28,000 sq ft of which is completed and fully occupied, a recently completed community hospital and a further 65,000 sq ft available for development. Circa 600 homes are planned on site, the first 74 of which are now completed, sold and occupied. Other local amenities will include a public house, a doctors’ surgery and crèche, as well as retail space. Reserved matters planning permission has been granted for a further residential development comprising 94 homes, to be built and sold by St. Modwen Homes. This new development will also include associated footpaths, parking spaces, landscaped green areas and public open spaces, including two play areas. Situated near Neath, South Wales, Coed Darcy is accessed via Junction 43 of the M4. The former BP Llandarcy oil refinery site covers 1,060 acres and is one of Europe's largest brownfield redevelopment sites and one of the most important regeneration projects underway in South Wales. Over the next 25 years, St. Modwen, in partnership with Neath Port Talbot County Borough Council, will transform the site into a £1.2bn mixed use community, comprising over 4,000 homes across 275 acres, four schools and a mixture of 500,000 sq ft of employment accommodation and community development. The scheme is expected to bring more than £1bn of economic benefit, including the potential to create up to 4,000 jobs. Already four years ahead of schedule, 400 acres of land have been reclaimed and cleaned-up. Circa 100 businesses are already occupying a number of properties at the entrance of the site, employing 1,500 people. In addition to the Area One residential development built in partnership with Atlantic Homes, St. Modwen, in a joint venture with Persimmon Homes, is currently developing a new phase of 302 properties which has been supported by a £3 million series of infrastructure works set to complete in summer 2013 to improve access to the scheme.

Langford Mead

Langford Mead is one of the largest and most significant mixed use development projects to be built in Taunton in the last 10 years. It is situated in Norton Fitzwarren, two miles west of Taunton town centre and immediately to the north of the Penzance – Paddington railway line. Comprising 65 acres, this £130m site is being developed in joint venture between St. Modwen and AXA Sun Life plc and has outline planning permission secured to develop a 200,000 sq ft Business Park and 550 houses.
