Background

The company acquired the shopping centre in 1999, through a 150 year lease and a development agreement with the London Borough of Enfield.
The mixed use development of the 26 acre project was extremely complex and required the participation of numerous public and private sector organisations; including the London Borough of Enfield, Transport for London, Enfield Primary Care Trust, London and Quadrant Housing Trust, the Metropolitan Housing Trust, Tower Homes, ASDA and the existing tenants in the shopping centre.

Our Vision

A comprehensive £100m mixed-use development to regenerate Edmonton Green, providing major community uses including a Primary Care Trust facility, a leisure centre, a major new bus station, an expanded and substantially improved shopping offer and an integrated residential scheme.

Construction of the first phase including 30 new shop units and 177 residential units, the primary care centre, bus station, leisure centre and the refurbishment of a multi-storey car park was completed in Spring 2007. The demolition of the existing leisure centre and construction of the additional shop units, including an ASDA food store, are shortly to complete in November 2008. Succeeding phases proposed include the overall refurbishment of the existing shopping centre’s malls and the redevelopment of North Square for enhanced shopping facilities and residential use.

For the past 8 years we have worked closely with the council to help meet its aspirations to regenerate this tired area. We have consulted extensively with the local community, running the existing shopping centre and markets with a hands-on local management team, ensuring that the development programme addresses community needs and was delivered with minimum disruption.

We have become an active participant in the local community over the lengthy period of our involvement by various means including: sponsoring the Edmonton Green Phoenix Basketball team, Metropolitan Police "Street Vibe scheme"(an educational programme which is run in local schools); and by providing accommodation to the public in the Artzone community centre and a service for teenagers to drop in and obtain advice.

The opening of the new ASDA in November 2008 will create approx 400 new jobs and The Enfield Job Brokerage Team is working closely with Job Centre Plus to ensure that Edmonton residents have first opportunity to obtain employment.


The new Bus Station is also key to providing a sustainable transport solution for the community. The bus station will be the 10th busiest bus terminal in London, handling in excess of 5 million passengers a year.
