St. Modwen Homes’ Glan Llyn development in Newport has been named the best place for first time buyers to buy a new home in the UK.

The mixed-use development won gold at Friday’s What House? awards – often referred to as the Oscars of the housebuilding industry – beating developments in London and Birmingham for the top spot.

St. Modwen Homes won the award thanks to the huge amount of effort that has been put into ensuring Glan Llyn is attractive to people on all stages of the property ladder – particularly those searching for a starter home. In the past year alone, nearly 50% of purchasers at Glan Llyn have been first time buyers, 88% of whom have used the government’s Help to Buy scheme (under which you need just a 5% deposit and a 75% mortgage).  

Dave Smith, Managing Director at St. Modwen Homes, said: “Having a strong first time buyer market is hugely important as it ensures movement across the property ladder, helping to build confidence in the housing market. When originally planning Glan Llyn, we aimed for first time buyers to account for 40% of our purchasers; helping to meet the demand for starter homes in the local area. To have surpassed this figure demonstrates the huge confidence that first time buyers have in Glan Llyn.

“What’s particularly impressive is that 58% of our purchasers are aged between 18 and 30, contradicting national research that more and more people are leaving it until their 40s, or older, to buy their first home.”

The judges congratulated St. Modwen Homes on the variety of distinctive house designs that easily stood out from other developments, as well as the strikingly wide streets and plentiful open spaces. They were also impressed by the interior specifications and the amount of glazing and windows used throughout the properties.

The judges report stated: “The efforts that have gone in to attracting first-time buyers in particular to the scheme (Glan Llyn) are extensive, with the statistics from the early phase confirming great success in doing so… The coordination of exceptional design and considerate marketing make this an outstanding starter home development.”

Additionally, they praised St. Modwen on the wider regeneration of Glan Llyn which will boast two primary schools, 37 acres of play and sports space, a doctor’s surgery, library, supermarket and 1.5 million sq ft Celtic Business Park when complete.

Located just off the Queensway and close to the M4, there is currently a range of three and four bedroom homes to buy at Glan Llyn, with prices starting from £182,995 for a three bedroom, semi-detached house.
