‰Û÷HOUSE’ FOR NEW HOMEOWNERS AT WOODLANDS REACH

Award winning housebuilder, St. Modwen Homes, has revealed that saving for a deposit – as well as various fees and stamp duty costs – remains the biggest headache for people looking for a new property in Coalville.

To help combat these struggles, the housebuilder is offering various incentives – including 5% deposits – to help people purchase a property at its Woodlands Reach development, located on the border between Ravenstone and Coalville.

One family now living at Woodlands Reach got a lucky break when saving for their deposit and fees however, after winning some of their funds at a local Bingo game.

Dean Pattison and his partner, Stacey Towersey purchased a three bedroom semi-detached ‘Dean’ house type at Woodlands Reach.

Dean, Director at DSP Alarms, said: “It’s not just the deposit that people need to save for when buying a new house, there are also solicitors fees, reservation fees and stamp duty costs to be aware of. Stacey and I were really fortunate as we managed to win our £500 reservation fee at the Bingo, helping to take some of the stress out of the house buying process.”

Having had their first child in April, Dean and Stacey are now one of a number of local families who have chosen to purchase a home at Woodlands Reach.

Dean said: “We knew we wanted to buy our first home in Ravenstone and so had looked at a couple of other new build developments before visiting Woodlands Reach.

“The quality of St. Modwen Homes’ properties really stood out to us, they were certainly more spacious and the high ceilings and large windows gave a really bright feeling to the house.

“Having a young son, it was important for us that both the area and the house itself were great places for him to grow up. Having now been in the house for a few months, the whole family has settled in really well. We’ve been busy decorating and putting our own stamp on the property and we’re particularly enjoying the garden now that the weather is picking up!

“I’ve already recommended St. Modwen Homes and Woodlands Reach to my friends and would encourage anyone looking for a new build home to go and visit their developments.”

To help other people get onto the property ladder at Woodlands Reach, the government’s Help to Buy scheme is available on all the houses at the development. Under the scheme, purchasers need a deposit of just 5% which could be as low as £9,400 on a four bedroom Duke property.

There are currently a variety of house types for sale at the development, ranging from two bedroom semi-detached houses to spacious four bedroom detached homes, with prices starting from just £146,000. When complete, St. Modwen Homes will deliver approximately 190 new homes at Woodlands Reach, located on Ravenstone Road.

St. Modwen Homes, the residential part of St. Modwen, the UK’s leading regeneration specialist, has quickly earned a reputation as a trusted housebuilder. At last year’s national Housebuilder Awards, the company was crowned the UK’s Best Small Housebuilder and also won Best House Design for its scheme at Locking Parklands in Weston-super-Mare.
