St Modwen Developments Ltd, the development subsidiary of St Modwen Properties PLC, is launching Access 18, the closest distribution development site to Junction 18 M5 at Avonmouth, Bristol, with the construction of two speculative distribution units.
Planning permission has been granted for two detached units, of 3,251 sq m (35,000 sq ft) and 2,544 sq m (27,384 sq ft) , on four acres of Access 18. Work will commence mid-November and practical completion is scheduled for June 2002. The 8 metre high units have a good quality specification, excellent yard space and 10% offices. They will be available on both virtual freehold and leasehold terms.
St Modwen is developing Access 18, which will include further phases up to 62,245 sq m (670,000 sq ft), in a joint venture with site owner Britannia Zinc.
Rupert Joseland, the St Modwen development surveyor responsible for the project, said: ” We believe there is a gap in the market for detached buildings of this size with good yards aimed at purchasers as well as tenants.”
