£50 million regeneration of Edmonton Green Centre takes major step forward

A three-year refurbishment and redevelopment programme to complete the regeneration of Edmonton Green Shopping Centre and create a vibrant new environment in the North London suburb, is scheduled to start in January 2003, St Modwen Developments (Edmonton) Ltd, a subsidiary of St Modwen Properties PLC, has confirmed.

A detailed planning application has been submitted to Enfield Borough Council for the major phase of the £50 million retail, leisure and residential scheme which will create up to 750 new jobs when completed.

St Modwen’s proposals include:-

  • a replacement 5,574 sq m (60,000 sq ft) state-of-the-art leisure centre.
  • 6,131 sq m (66,000 sq ft) Asda food store.
  • a new 26-stand bus station.
  • 169 units of affordable housing.
  • new retail shops totalling circa 6,503 sq m (70,000 sq ft)
  • introducing a replacement Primary Care Centre

Approval for the detailed proposals, which will extend the shopping centre, is expected this summer. This would enable the main phase to begin next January and be completed early 2005 with the opening of the Asda food store on the site of the existing leisure centre.

The construction programme will be undertaken in phases to ensure that the development work will minimise disruption to the centre and the surrounding area, and delivers the new £7.5 million council-operated leisure centre prior to closing the existing one.

New housing is a significant part of the regeneration scheme and will include affordable apartments, for sale and for rent, to attract more working people into the area.

Colin McQueston, Asset Manager of St Modwen, said: “This is the largest town centre regeneration scheme we are currently undertaking in the UK. Since our acquisition of Edmonton Green in May 1999 we have made significant progress towards realising the full potential of one of London’s largest suburban shopping centres.”
