For a limited time only, award-winning housebuilder St. Modwen Homes is offering to pay the stamp duty on two of the most desirable houses at its Woodlands Reach development, located on the outskirts of the charming village of Ravenstone.

Payable on all homes purchased in the UK, stamp duty is a government tax charged at 3% of the property’s value for all homes priced at £250,001 and over. This means purchasers buying a four bedroom house at Woodlands Reach would be paying upwards of £8,000 on stamp duty alone.

Thanks to a helping hand from St. Modwen Homes however, people buying either ‘The Lord’ or ‘The Baron’ house type at Woodlands Reach in the next month will now have no stamp duty to pay – any they will also get carpets and flooring included within the price.

One of the most spacious houses at Woodlands Reach, The Lord boasts four double bedrooms as well as two reception rooms and an open plan kitchen and dining room with a separate utility. Allowing light to flood through the property, all the rooms have high ceilings and larger than average windows, including glazing around the front door and double patio doors leading out to the rear garden from both the living room and kitchen.

Both The Lord and The Baron – priced at £279,950 and £269,950, respectively – come with a single garage and two parking spaces, as well as a rear garden, as standard.

Bev Hall, Sales and Marketing Director at St. Modwen Homes said: “The cost of buying a house always adds up so, by offering to pay the stamp duty on these two properties, we’re hoping to make life a little bit easier for families looking to move to the development.

“The Lord and The Baron house types are some of the most attractive properties at Woodlands Reach, with pitched roofs, feature wooden cladding and views overlooking the green spaces on the development.”

Perfectly positioned to enjoy the benefits of both town and country, Woodlands Reach is located on the edge of the National Forest, offering new homeowners a variety of woodland walks and bike routes on their doorstep. The development is also just a 10 minute drive from the M1, boasting enviable connections to both the north and south of the country.

Bev said: “Woodlands Reach really does offer the perfect lifestyle for families. Not only are the homes located on the edge of the National Forest, but they are also within walking distance of local amenities, including convenience stores, a post office and good local schools.”

When complete, St. Modwen Homes will deliver 190 new homes at Woodlands Reach, located on Ravenstone Road on the border between Ravenstone and Coalville. There are currently a variety of house types for sale at the development, ranging from two bedroom semi-detached houses to spacious four bedroom detached homes.

St. Modwen Homes, the residential part of St. Modwen, the UK’s leading regeneration specialist, has quickly earned a reputation as a trusted housebuilder. At last year’s national Housebuilder Awards, the company was crowned the UK’s Best Small Housebuilder and also won Best House Design for its scheme at Locking Parklands in Weston-super-Mare.
