St. Modwen, the UK’s leading regeneration specialist, is to develop a new regional facility for GB Liners for the sixth and final phase of Woodingdean Business Park near Brighton. The company is relocating from its current base in North Lanes to a bespoke regional hub in a new design and build unit of over 12,000 sq ft for its nationwide removal and storage business.
St. Modwen has appointed Primus as the main contractor and the unit is expected to be completed and open by next spring.
This deal marks the culmination of an eight-year phased project to deliver a Business Park of scale that comprises of a wide range of accommodation to create a thriving commercial community. The project included the largest design and build in Brighton for 15 years with a new 35,000 sq ft premises for leading sports nutrition brand Reflex Nutrition.
Located approximately three miles from Brighton centre, the 12-acre park boasts easy access to major routes including the A27 and A23. The units on the park benefit from private access and substantial parking within a landscape setting that has stunning views of the South Downs and the English Channel.
St. Modwen developed the first two phases of the Business Park comprising a multi-let office building and small industrial units for owner occupiers in 2005.

This is testament to the quality of the environment we have created but also to the recovery of the industrial and commercial markets in Brighton. We are now very keen to secure further land and are looking for opportunities in the area as we see Brighton as a strong investment prospect.”
