BUY A HOME AT GREGORYS BANK AND ST. MODWEN HOMES WILL SELL YOURS!

Award-winning residential developer, St. Modwen Homes, is helping house-hunters to move up the property ladder at its latest development, Gregorys Bank in Worcester, by launching its alternative part-exchange scheme, Two Buy.

Developed in partnership with home-buying agency, Moving Made Easy, St. Modwen Homes is taking the stress out of moving home by launching the scheme, where the developer will purchase homeowners’ existing properties, whilst also saving them thousands of pounds in fees.

Under Two Buy, qualifying house-hunters could sell their existing property and purchase a new home at Gregorys Bank in just four weeks – significantly lower than the recent statistics for conventional sales, where an average sale takes around seven months.[CM1]

Ensuring homeowners receive a fair price for their old home, St. Modwen Homes obtains valuations from three independent agents before agreeing a fair market value for the property, which normally reflects an average of the three combined valuations. [CM2]

Guy Gusterson, Managing Director of St. Modwen Homes said: “There is a great sense of optimism in the housing industry at the moment, as construction levels increase and the industry is finally moving at pace again.

“That said, buying a new home is always going to be a big decision, and barriers such as having sales drawn out over long periods of time, affording the cost of high agent fees and the emotional upheaval of sales which fall through, are all common reasons why homeowners are reluctant to move house.

“Typically, when looking for a quick sale, many homeowners are forced to settle for less than they otherwise would have liked for their home. Under Two Buy, we offer a reasonable price because we can secure an immediate buyer for our customer’s existing property, meaning our customers don’t lose out on any equity tied up in the house. What’s more, our scheme removes all the hassle, allowing customers to concentrate on the exciting part of moving home, such as buying new furniture for the rooms and putting their own stamp on the property!”

When complete, the first phase of housing at Gregorys Bank will consist of 35, four and five bedroom luxury houses, many of which overlook the picturesque Worcester and Birmingham Canal. The new homes are currently available to purchase from plan, starting in price from £257,950 for a three bedroom semi-detached property, up to £425,000 for an impressive five bedroom detached home. Both are available under the Government’s Help to Buy scheme, with a deposit of just five per cent.

Typical of St. Modwen Homes, the new properties at Gregorys Bank boast higher than average ceilings alongside large bay windows, allowing natural light to flood through the homes, and come with high quality fixtures and fittings as standard.

Gregorys Bank is perfectly situated for families based in Worcester, or those wishing to commute to work in Birmingham city centre and further afield, with the M5 (junctions 6 and 7) just ten minutes away and a direct train to Birmingham taking 40 minutes.
