National housebuilder St. Modwen Homes, claims househunters in Rugby could save in excess of £20,000 when buying a new build home in comparison to a second hand property. The award-winning developer says purchasers of older properties should expect to be faced with high renovation costs in addition to the initial cost of the property.

Figures from Which? reveal the average spend on a new kitchen is £8,000 and with added extras such as integrated appliances, prices could reach in excess of £10,000. The average cost of a new bathroom currently stands at around £3,000 – without premium fittings such as power showers or designer tiles. What’s more, if the property requires replacement or new UVPC windows, prices can vary from £4,000 up to as much as £14,000 depending on designs and non-standard items such as French doors.

Neil Simpson, sales and marketing director at St. Modwen Homes, said: “There are many things to consider when buying a home, and first viewings often provide a tipping point where people decide between purchasing a brand new home and looking for an older period property. However, I would advise everyone looking to buy a home to seriously weigh up the significant advantages of a new build, both in terms of cost effectiveness and energy efficiency.

“Choosing a new build gives homeowners a peace of mind that they just don’t get with older properties, thanks to the standard 10 year NHBC warranty. With building technology and construction materials constantly improving, new builds are much more energy efficient than ones built even just a few years ago, saving homeowners a significant amount of money on household bills whilst helping the environment.”

The properties at Edison Place have been intelligently designed to achieve an EcoHomes ‘Excellent’ rating, confirming St. Modwen Homes’ firm commitment to Best Practice in its green policies. All the homes have been orientated to maximise the use of solar gain, in addition to renewable energy solutions including photovoltaic panels, heat recovery systems and water recycling facilities which conserve energy and water in order to keep energy bills significantly lower than standard homes.

New homes are currently under construction at Edison Place, which when complete, will deliver a range of properties starting in price from £159,995 for a two storey, three bedroom property, up to £285,000 for a four bedroom detached home. All the new properties are available under the Government’s Help to Buy scheme, under which purchasers require a deposit of as low as four per cent.

Neil said: “We’re delighted at the response to the new homes at Edison Place. Our current phase offers a wider mix of properties, especially for first time buyers and families with younger children. Following the overwhelming popularity of the apartments – which sold out within one month of being released for sale – St. Modwen Homes has submitted plans for the second phase of homes at the development, which will provide a further 40 contemporary one and two bedroom apartments.”

Appealing to modern families, a new four bedroom showhome has now launched at the development, allowing potential purchasers to see how they could live in the homes.

Boasting high-quality fixtures and fittings, all the homes at Edison Place come complete with stylish kitchens with integrated appliances, along with bathrooms featuring Roca and Hansgrohe sanitaryware and tiles as standard. Presenting a contemporary open-plan layout, the houses have been designed to meet the needs of a modern family, with large airy living spaces and high ceilings, along with larger than average windows letting in an abundance of natural light.

Ideally situated off Leicester Road, Edison Place is 1.4km north east of the centre of Rugby and is located just 500m from Rugby railway station, with regular connections to London Euston and Birmingham Stations in less than an hour. Additionally, the £33 million Warwickshire College is positioned south of the development, providing high standards of education for students aged 16-19.
