Construction of the first phase of development at St. Modwen’s Albion Gateway scheme in Burton-on-Trent is in full swing, with the foundations completed and the steel frame erected.

The UK’s leading regeneration specialist is on-site speculatively building 57,000 sq ft in 18 warehouse and trade counter units, ranging from 2,500 sq ft, in phase one of the project. Infrastructure work for further development at the Derby Road scheme is also underway.

Five of the first 11 units have already been snapped up by high profile national and local firms looking to take advantage of the site’s Derby Road frontage and its high quality units, with strong interest in the remaining space. Construction of this first phase is due to complete in November, meaning the businesses can begin trading before the end of the year, with 120 jobs set to be created.

Ian Romano, senior development surveyor at St. Modwen, said, “The completion of the steel work marks a key milestone in the delivery of Albion Gateway and brings the scheme to life. The warehouse and trade counter space has already proved very attractive to businesses looking for well-connected space and is set to provide a significant jobs boost to the local area when the first units are completed later this year.”

Albion Gateway is built on a 10 acre site, which used to be part of the former Pirelli tyre factory. When finished, the mixed-use project will include warehouse, trade counter, industrial units, restaurants, a public house and a hotel.

Located on the main arterial route to the north east of Burton-on-Trent’s town centre, the scheme benefits from its close proximity to major transport links, including the A38 and A50.

St. Modwen is investing in the local road infrastructure, which will include two new dedicated junctions to the scheme as well as local highway improvements on Derby Road. It is within easy reach of Burton-on-Trent train station and is close to all local amenities.
