DEMAND FOR EMPLOYMENT SPACE SOARING IN WORCESTER

St. Modwen, the UK’s leading regeneration specialist, is accelerating plans to deliver much-needed premium industrial space across its Worcester developments following a surge in interest and a shortage in supply.

Plans were revealed earlier this year to deliver six new units at Great Western Business Park totaling 25,000sq ft of space. St. Modwen also has plans for a further four acres of land available on a design and build basis.

St. Modwen development surveyor Jonathan Green explains: “The first phase of Great Western Business Park has long been 100 per cent occupied and now this second phase looks set to emulate that success. Hereford & Worcester Fire Authority (HWFA) are on track to move into their new purpose-built accommodation in early 2015 and we have six new speculative units that are currently under construction, also due to complete in early 2015.

“The upturn in demand for high quality premises being experienced across the region has encouraged us to bring forward plans for an additional four acres of D&B land, allowing occupiers to design their accommodation according to their specific requirements whilst still benefiting from St. Modwen’s acclaimed estate management.”

Elsewhere within Worcester, First Great Western Trains has leased a 2,500 sq ft office unit at Shrub Hill industrial scheme. The 10 acre, managed estate comprises offices, a range of industrial warehouse space, as well as an enterprise centre that helps to foster smaller start-up companies and SMEs. The strategic location on the edge of Worcester city centre adjoining Worcester Shrub Hill train station and Shrub Hill Retail Park has ensured the park has consistently achieved a high occupancy rate.

At Nunnery Way, the 19 acre site located between M5’s junction 6 and 7, St. Modwen is developing employment, showroom and leisure space, which will be available in 2015.

At Great Western Business Park, located off Tolladine Way, interested parties are urged to move quickly on the phase two D&B land and speculative industrial units which range from 3,500 to 5,500 sq ft.

A range of commercial units are also available at Shrub Hill, ranging from small starter units of 100 sq ft to 10,000 sq ft on competitive and flexible terms.
