DEVELOPMENT PROFILE: EDISON PLACE, RUGBY

Developer: St. Modwen Homes

Development name: Edison Place

Location: Technology Drive, Rugby CV21 1RW

Description of the homes

Ideally situated off Leicester Road, Edison Place is 1.4km north east of the centre of Rugby and is located just 500m from Rugby railway station. New homes are currently under construction at the development, which when complete, will comprise a mix of one and two bedroom apartments and three and four bedroom homes in a variety of house styles.

Typical of St. Modwen Homes’ developments, the new properties at Edison Place boast individual designs and are fitted with high quality fixtures and fittings throughout, including stylish designer kitchens and contemporary bathrooms.

Meeting the needs of a modern family, most of the homes boast large open-plan living and dining areas, with useful storage areas already pre-considered and built into the design of the homes. Many of the properties also come complete with integrated garages or car ports, along with a personal driveway and landscaped front gardens.

All the houses at Edison Place are light and airy, benefitting from higher than average ceilings and large windows which conserve heat whilst keeping the house cool, while in-built renewable energy solutions including photovoltaic panels, heat recovery systems and water recycling facilities ensure that energy bills are significantly lower than in standard homes.

Price of homes

Properties for sale in the first phase at Edison Place start in price from £219,995 for a two storey, three bedroom property, up to £285,000 for a three storey, four bedroom detached family home. All the properties are available to purchase under the Government’s equity loan scheme, Help to Buy, with an upfront deposit of five per cent.

Help to Buy gives people at every stage of the property ladder the opportunity to purchase a new home with a deposit of just five per cent. Under the scheme, purchasers will own 100 per cent of their new home for just 80 per cent of the price (made up of a five per cent deposit and 75 per cent mortgage) as the Government offers an equity loan of up to 20 per cent of the full purchase price.

Description of scheme

Edison Place is ideally located just a moments’ walk from Rugby railway station, which benefits from regular connections to London Euston and Birmingham Stations less than an hour. Additionally, the £33 million Warwickshire College, which was relocated by St. Modwen Homes’ parent company, St. Modwen, is positioned south of the development, providing high standards of education for students aged 16-19.

Committed to building high quality homes in an attractive setting, St. Modwen Homes will also be delivering nearly three acres of public open space in addition to the new homes, including local play areas, extensive landscaping and enhancing the existing wildlife area, along with pedestrian and cycle links throughout the development.

St. Modwen Homes is the housebuilding brand of St. Modwen, the UK’s leading regeneration specialist. Edison Place is part of St. Modwen’s broader multi-million pound regeneration of the former Alstom industrial site at Leicester Road in Rugby, where the developer has recently submitted an outline planning application for the delivery of 10,000 sq m of retail space. The retail element forms an integral part of the next phase of the development of the 82 acre site.
