St. Modwen, the UK’s leading regeneration specialist, has secured three new tenants at Drake House, a building within the commercial offering of the £150 million Littlecombe mixed use scheme in Dursley, Gloucestershire.

Access RM, Kate Cairns Associates and Futura Foods UK Ltd have expanded into larger, high quality office units at the 21,250 sq ft Drake House building marketed by agents, Ash & Co. The companies have joined four other tenants at the fully refurbished property which is part of the scheme’s first phase of commercial development.

The largest occupier, Futura Foods UK Ltd has relocated from its former head office in Tetbury to a 4,273 sq ft modern suite. Retaining a 17-strong workforce, the company has plans to further expand its business sourcing and supplying cheeses and dairy products from Europe for food manufacturers, retailers and wholesalers in the UK.

Kate Cairns Associates, a training and consultancy practice working with vulnerable children and young people, has moved to a 506 sq ft office to accommodate its expanding team, while London-based firm, Access RM, has opened a 850 sq ft administration office to enhance and support the Management Group’s UK wide offering in corporate governance, risk management, and compliance consultancy.

In addition to Drake House, new employment space is planned at Littlecombe, as part of proposals to develop a mixed use community by St. Modwen with landowner, Stroud District Council. This already includes Littlecombe Business Park, a fully-occupied 16 unit development with capacity for a further 65,000 sq ft of employment space.

Janine Parker, Asset Manager for St. Modwen in the South West, commented: “The completion of these three deals is positive news for Drake House and the overall development of Littlecombe as a new community and for Gloucestershire. The relocations will help keep these companies and existing jobs in the District.

“Littlecombe Business Park is steadily building its reputation as a prime location to do business in the area and with further capacity available for future employment space, we’re committed to developing a high quality commercial environment at this scheme.”

Simon McKeag from ASH & Co, who handled the lettings on behalf of St Modwen, added: “Drake House is a landmark office building which has been refurbished to offer some of the best quality accommodation within the area. The range of suites and flexible approach of St. Modwen has proved attractive to occupiers and the recent lettings confirm Drake House is now a recognised location for businesses considering premises within the area.”

On completion, the 92 acre Littlecombe development will comprise of 600 homes with phase one completed and fully occupied and a second phase by St. Modwen’s property development arm, St. Modwen Homes currently underway. Employment space and a range of community facilities, including the completed Vale Community Hospital, will also be developed with more than 40 acres of the scheme allocated for public, open and green space.
