For a limited time only, award-winning housebuilder St. Modwen Homes is offering to pay the stamp duty on two of the most desirable houses at its Edison Place development in Rugby.

Payable on all homes purchased in the UK, stamp duty is a government tax charged at 3% of the property’s value for all homes priced at £250,001 and over and 1% on all properties priced between £125,001 and £250,000. This means purchasers buying a four bedroom house at Edison Place could be paying upwards of £7,500 on stamp duty alone.

Thanks to a helping hand from St. Modwen Homes however, people buying selected plots of either ‘The Roselle’ or ‘The Stillwell’ house type at Edison Place in the next month will now have no stamp duty to pay – and they will also get carpets and flooring included within the price.

One of the most spacious houses at Edison Place, The Stillwell boasts four bedrooms – three double and one single – located over three floors, as well as two reception rooms and an open plan kitchen and dining room. Allowing light to flood through the property, all the rooms have high ceilings and larger than average windows, including glazing around the front door and double patio doors leading out to the rear garden from both the kitchen and dining room.

Househunters are able to walk around the current Stillwell show home and Roselle view home at Edison Place to see just what the properties offer for themselves. Additionally, both The Stillwell and The Roselle – priced at £262,995 and £215,995, respectively – come with allocated parking, and rear garden as standard.
