FIRST HOMEOWNERS MOVE INTO HILTON VALLEY

Just three months after its launch, the first homeowners have moved into the new properties at St. Modwen Homes’ Hilton Valley development, located off The Mease in Hilton, South Derbyshire.

Helping local people get onto the property ladder, all five of the new homeowners are first time buyers who have grown up in Hilton – and all are aged under 30. There is a huge demand for starter homes in the area, 60% of people who have currently reserved or purchased a property at Hilton Valley are first time buyers and 95% have bought their home using the 5% deposits available under the government’s Help to Buy scheme.

Jodie Cox who has moved into her new three bedroom Mirin home at Hilton Valley with her partner, Joe Lord and sixth month old son, Frankie, said: “We’d been looking to buy our first home for six months but there was a lack of suitable houses for sale in Hilton. When we heard about the new homes at Hilton Valley, we knew we were willing to wait and reserved our new house as soon as we could, buying the property from plan.

“Using the Help to Buy scheme meant our deposit was less than £10,000. Without the scheme, we would have had to pay almost double that which we just wouldn’t have been able to afford. It’s great to know that, after two years of renting, we’re finally on the property ladder.”

Under Help to Buy, purchasers can secure a property with a deposit of just 5% and a 75% mortgage. The remaining 20% is covered by an equity loan from the government which is interest free for the first five years.

Jodie and Joe, alongside new homeowners Aimee Marsh and Paul Bachelor who have moved into a three bedroom Houghton property and Helen Whalley, who is now living in her three bedroom Houghton home, were welcomed into their new home by Bev Hall from St. Modwen Homes.

Dave Smith, Managing Director at St. Modwen Homes, said: “Welcoming the first homeowners to site is a real milestone at any development as it marks the beginning of a new community developing; especially at regeneration projects such as Hilton Valley.

“We’re now roughly a third of the way through construction of the first phase of homes and over the coming weeks, will be welcoming more new residents to Hilton Valley. Currently, there is a shortage of properties suited at first time buyers and families located in the local area so we’ve put a huge focus on delivering homes that suit the needs of these buyers and, in turn, have seen consistently high visitor levels and sales rates.”

Presently, there is a range of two, three and four bedroom properties available to purchase at Hilton Valley. Each of these properties have been designed with St. Modwen Homes’ philosophy of light and height, meaning each house has higher than average ceilings and large windows throughout to create bright, open and welcoming rooms. Prices for the new homes start from £282,500 for a four bedroom property and all the homes are available to buy using Help to Buy.

The new homes at Hilton Valley form part of the regeneration of the former Ministry of Defence Central Vehicle Storage Depot. St. Modwen will also deliver employment opportunities and is set to contribute £1.5 million towards secondary education in Hilton.
