A new residential development in Branston was successfully launched to the public this weekend, with four homes reserved from plan on the first day alone.

Located just off the A38 in Branston, two miles from Burton-on-Trent, the homes at ‘Branston Leas’ are being delivered by award-winning housebuilder St. Modwen Homes (the housebuilding business of St. Modwen).

With construction now well underway on 64 new two and three bedroom houses, the first home – which will be the show home at the development – is due to be complete in April. This is the first residential phase of St. Modwen’s larger 280 acre Branston Leas site.

Bev Hall, Sales and Marketing Director at St. Modwen Homes, said: “Branston Leas is set to be a fantastic development with retail facilities, a play area and beautiful new bluebell wood all on the doorstep of these new homes.

“We received a fantastic reception to the new homes at our launch event and surpassed expectations by taking four off plan reservations. Three of the four purchasers also took advantage of the government’s Help to Buy scheme, whereby they have secured their preferred house with a deposit of only 5%.

“At St. Modwen Homes, we have a philosophy of ‘light and height’ and this has been integral to our house designs at Branston Leas. Not only have these new homes been designed with large windows and spacious rooms but the ceilings are 10cm higher than the average new build home. What’s more, each property will be built with high quality fixtures and fittings throughout helping them to really stand out in the local market place.”

Working alongside RP+G architects, St. Modwen Homes takes a design-led approach to all of its developments, having won a number of awards for its house designs, as well as its considerate approach to the local community.

The first phase of homes will boast nine different house styles for people to choose from, including terraced, semi-detached and detached homes. These first houses have been designed with first time buyers and smaller families in mind and prices start from just £142,995 for a two bedroom property and £164,995 for a three bedroom house. Additionally, all the homes will be available to purchase under the government’s Help to Buy scheme. For details on how the scheme works visit

When complete, the whole site will deliver 600 homes, a new bluebell woodland called Branston Leas Woods, new children’s play facilities, a local retail centre called Branston Square and the Burton Gateway Industrial Park which will provide 770,000 sq ft of new distribution and warehouse space.

St. Modwen Homes currently has 13 active sites located across the UK, three of which are in Staffordshire: Manorfields in Swadlincote, Woodlands Reach in Ravenstone and now Branston Leas in Burton. St. Modwen Homes is the residential part of St. Modwen, the UK’s leading regeneration specialist.

The marketing suite is open between 10.30am and 5pm, from Thursday to Monday, inclusive of the weekends. For more information about the new homes at Branston visit or call 0844 243 4898.
