Further development planned at Shepcote in the wake of sales

A further phase of the Shepcote Enterprise Centre, Sheffield, is to start following the success of the speculative 2,973 sq m (32,000 sq ft ) first phase scheme which was completed in March.

St Modwen Developments Ltd, a subsidiary of St Modwen Properties PLC, has obtained planning consent for a further 4,459 sq m (48,000 sq ft ) of business units and work on site will commence next month with completion due later in the year.

St Modwen has sold all but one of the first phase units to a range of occupiers including Broadsword and Shouksmiths at prices equating to £60 per sq ft.

Steve Prosser, regional manager, of St Modwen, said: “Shepcote Enterprise Centre represents the final phase of our partnership with Corus plc which has seen the successful development of the 27 acres former steelworks site.

“There is strong demand in the region for medium-size industrial units and we aim to continue meeting that demand by providing further units between 418 sq m (4,500 sq ft) to 557 sq m ( 6,000 sq ft).

“Later this year we will also be bringing forward further employment opportunities on our 2.5 acre site fronting Shepcote Lane.”
