St. Modwen, the UK’s leading regeneration specialist, has received planning consent for a new mixed use development on land off Bramshall Road in Uttoxeter.

Outline planning permission has been secured for 700 homes and 25 acres of employment space on the northern edge of the site. Additionally, detailed planning permission has also been obtained for an initial 58 homes, which will be built by St. Modwen’s housebuilding business, St. Modwen Homes.

When complete, the wider scheme, which has been named ‘Bramshall Meadows’, will deliver a new community for local people and will include a new first school, small retail centre, sports and recreational facilities, extensive open spaces, and a range of employment opportunities. Significant improvements will also be undertaken to the A50, providing direct access to the site.

Mike Timmins, Senior Planning Surveyor at St. Modwen, said: “After many years of planning with East Staffordshire Borough Council in order to bring forward a sustainable and viable scheme, the planning approval we have achieved is an important milestone. 

“The site’s location lends itself to development, being ideally situated to access the town centre’s shops, local amenities and the wider M1 and M6 motorway network, via the A50. Bramshall Meadows will provide a natural extension to the existing urban area, providing much needed high quality new family housing as well as job opportunities for people in the area, providing a springboard for Uttoxeter’s future growth ambitions.”

Infrastructure and land preparation works are already well underway on the 58 three, four and five bedroom new homes which are being delivered by St. Modwen Homes.

St. Modwen is making significant contributions to improvements to surrounding highways, public transport facilities and affordable housing provisions. It will also deliver improved cycle and pedestrian pathways as part of the scheme, linking the new development with existing residential areas.

As part of its ongoing commitment to the local area, the award-winning developer has also contributed to additional offsite site recreational facilities over and above those being delivered as part of the wider development, plus significant financial contributions towards education provisions in the area.
