St. Modwen Homes, the residential part of St. Modwen, the UK’s leading regeneration specialist, has received the green light to deliver 132 new homes on land off Stanley Matthews Way in Stoke-on-Trent.

Planning consent for the new homes was given yesterday and following the news, the award-winning housebuilder has said that construction will begin later this spring.

The site, which will be named Trentham Manor represents St. Modwen Homes’ first residential development in Trentham and this first phase will deliver a range of one, two, three, four and five bedroom properties with a range of terraced, semi-detached and detached house styles suited to people on all stages of the property ladder.

Robin Smith, Technical Director at St. Modwen Homes, said: “We’re extremely pleased to have been given the go-ahead for these first homes at Trentham Manor. These properties will address the current lack of supply of good quality new homes in Stoke-on-Trent and, with construction due to start soon, it won’t be long before people can start to see exactly what the homes are going to look like for themselves.

“We’ve worked closely with our architects, Roberts Limbrick, to ensure all the proposed homes are sympathetic to the local area. Ensuring attractive street scenes, there will be a range of house types delivered, varying in size, layout and external appearance. Internally, the properties will be finished to a high standard, including a number of eco-friendly features, as well as built-in storage and designer kitchens.”

The facades of the new properties will include a variety of designs using render, cladding and brick detailing. In keeping with characteristics typical of St. Modwen Homes, all the properties have been designed with large windows and higher than average ceilings, creating bright and spacious rooms.

Robin said: “As well as the proposed houses, this first phase of the development will include a play area and the planting of a number of trees and hedges. It is our aim to create a warm and welcoming development at Trentham Lakes that will enhance the area and be somewhere that people are proud to call home.”

St. Modwen already has a successful development portfolio in Stoke-on-Trent including the popular Trentham Gardens and the Etruria Valley and Trentham Lakes business parks.

Trentham Manor will be St. Modwen Homes’ 15th site in the UK. Existing sites include Edison Place at Rugby, Manorfields near Swadlincote and Gregorys Bank in Worcester. Further information about the new homes can be found at and on Twitter at @StModwenHomes
