Joint venture formed to develop major North West site

Key Property Investments, the joint venture between St Modwen Properties

PLC, Salhia Real Estate Co. and Ashtenne Ltd, which between them own 63

acres at Newton-le-Willows, near St Helens, have formed a joint venture to

carry out a residential development with improved sports and neighbourhood

facilities.

A planning application for the site will be submitted later this year.

Steve Prosser of St Modwen said: “The 800,000 sq ft of industrial buildings

on the site are at the end of their natural life and the principal occupier

and employer moved off the site at the beginning of the year.

“The access to the site is inadequate for a major employment site running

through residential areas with a low bridge, narrow roads and difficult

junctions. A residential use seems far more in keeping with the locality

and will give the opportunity to eliminate past derelictions and improve the

sports facilities already there. We are delighted to be working with

Ashtenne on this significant project..”

Investments, we have been able to combine two contrasting – but both

neglected and under utilised – parcels of land to produce a truly integrated

and comprehensive redevelopment proposal.

our proposal has to offer. Besides the upgrading and expansion of the

existing sports facilities, landscaping and linking into the Newton Heritage

trail, these include the provision for new local commercial and community

facilities to support both new and existing residents.”
