Landmark Hi-Tech Office Building will launch Woodingdean Business Park

Work has begun on the creation of Woodingdean Business Park, Brighton, by St Modwen Developments Ltd, the development subsidiary of St Modwen Properties PLC.

Demolition of the remaining buildings on the industrial site, now underway, is ‘kick-starting’ the redevelopment which will be launched with the speculative construction of a 18,000 sq ft landmark hi-tech office building on the corner of the Falmer Road site overlooking the South Downs, ready for occupation next summer.

Planning consent is also expected shortly for eight business units totalling 27,000 sq ft, ranging between 2,400 sq ft and 4,000 sq ft and it is expected that these will also be available by mid 2004.

Simon Rutter, senior development surveyor for St Modwen, said: “With the demolition of the remaining redundant buildings we will be left with an excellently located fully serviced business park overlooking the sea and downs. The speculative nature of the first building demonstrates our confidence in the location and our commitment to bring forward this exciting new business park opportunity. “The site has experienced various unexpected delays which has resulted in local criticism but with this news that should all be behind us. We now hope to achieve a continuous building programme until the completion of the business park. “

A package of environmental improvements to include landscaping and CCTV installation will be in place prior to occupation of the first building.

When construction is underway the occupational opportunities on site will be relaunched through Oakley Commercial.
