St. Modwen, the expert developer and regeneration specialist, has recently completed construction and hand over of nine new commercial units on site at its £150m Littlecombe mixed-use development in Dursley, Gloucestershire.

Ideal for start-ups and small business enterprises looking to rent premises close to the M5 motorway, these speculative commercial units have been developed by St. Modwen in partnership with Stroud District Council. The units offer an additional 18,350 sq ft of prime quality employment space and are available in a range of floor space, from 1,300 sq ft up to 8,600 sq ft. They join the eight fully-occupied business units already on site at Littlecombe Business Park as part of the overall provision of 100,000 sq ft of commercial premises planned for the development long-term.

Pete Davies, Development Director for St. Modwen West and Wales, explains: “Littlecombe Business Park provides a great location for small businesses looking for premium quality commercial space close to the M5. In line with local market demand, we have continued to speculatively build at Littlecombe Business Park to meet occupier requirements and attract inward investment to Dursley in line with our strategy for changing places and creating sustainable new communities across the UK.”

Cllr Diona Cornell, Leader of Stroud District Council adds: “This new phase of smaller commercial buildings will strengthen the site’s appeal for growing businesses looking to establish a presence in the Gloucestershire area whilst providing the potential for attracting up to 70 more jobs for the local area. We are currently in discussion with interested parties on the units available for rent.”

The entire Littlecombe development provides 92 acres of mixed-use facilities comprising 450 new homes and apartments; employment space and local job opportunities within easy reach of the M5; a community hospital and around 40 acres of green open space where people can live, work and relax for generations to come.

The £150m mixed-use development at Littlecombe spans 92 acres and includes provision for 450 new homes and 200,000 sq ft of employment space with job creation potential of around 1,000 local jobs – all surrounded by 40 acres of green open space. It is one of four key sites being developed in Gloucestershire alongside the £22m Gateway 12 commercial development at Waterwells Business Park and Quedgeley West and neighbouring Quedgeley East Business Parks at junction 12 of the M5.
