MARSTON’S SIGN UP TO NEW COMMUNITY AT CLAY CROSS
Independent pub retailer Marston’s Plc has signed up to St. Modwen’s new development in Clay Cross, kick-starting development at the site.
The new development, which has been named Egstow Park, will create a new residential community in Clay Cross, Derbyshire.
Groundworks have now begun and are creating vehicle access points into the site from Derby Road and Market Street, supporting future development at the scheme. Once these are completed, construction will begin on the new public house, which is scheduled to open in summer, creating 40-60 new full and part-time jobs.
Gregg Titley, development surveyor at St. Modwen, said: “We’re pleased to announce this first deal with Marston’s at Egstow Park, which will anchor the first phase of development at this site.
“We have also now received planning consent for a new supermarket and fast food restaurant at the development, and are actively marketing these to potential occupiers.
“Once the infrastructure is in place, we will be in a position to bring the residential element of the scheme forward, which will provide a range of family homes for local people.”
When complete the Egstow Park development will provide over 900 new family homes, a local centre complete with a family friendly pub, supermarket and a fast food restaurant, and new employment space.

St. Modwen, the UK’s leading regeneration specialist, purchased the 204 acre former Clay Cross Bi-Water site in 2013 and secured planning consent for the new community from North East Derbyshire District Council last year.
The developer has already delivered a 1,900 sq ft pavilion as part of its ongoing regeneration of the site. The new pavilion, together with sports pitches, a bowls green and new children’s play area, was handed over to members of the local parish and district councils last summer, following an eight month build project.
Egstow Park is located at the northern edge of Clay Cross, ideally situated between the Peak District and Chesterfield at junctions 28 and 29 of the M1.
