Expanding national and local brands Toolstation, Response Multimedia and Eden Tyres and Servicing are all set to open at Albion Gateway, St. Modwen’s landmark trade counter and warehouse scheme in Burton that will create 450 jobs once complete.
The businesses are the first of a number of new occupiers that are signing up to Albion Gateway in order to take advantage of the site’s prime Derby Road frontage and the quality accommodation provided by the new units.
Toolstation, one of Britain’s fastest growing suppliers of tools, accessories and building supplies has leased a trade counter unit, while Eden Tyres and Servicing has purchased three adjacent warehouses. International exhibition and events specialist Response Multimedia is relocating from its current Long Eaton base into a single warehouse.
Construction on Albion Gateway’s first phase of 11 trade counter and warehouse units is set to complete in November, enabling the businesses to begin trading before the end of the year.
Ian Romano, senior development surveyor at St. Modwen, said: “We made a speculative start on Albion Gateway to help meet lack of supply of new, good quality trade counters and warehouses across the region and these new occupiers pay testament to that decision. We are in discussions with a number of other businesses and we expect to announce further lettings on the scheme shortly.
Adam Keates, Commercial Resources Director at Toolstation, said: “We are excited to be one of the first companies to join the Albion Gateway scheme and look forward to enhancing our presence in Staffordshire. Our trade counter is set to open early in 2016, providing tradespeople and home improvers in Burton with building supplies, tools and accessories.”

It is therefore encouraging that St. Modwen has identified this market imbalance and have proceeded with this speculative development which is proving very popular.”
Albion Gateway is a 10 acre mixed-use project accessed from the Derby Road that will be made up of restaurants, a public house and hotel alongside the trade counter and warehouse units. It benefits from close proximity to the A38 and A50 trunk roads in addition to Burton-on-Trent train station. St. Modwen is also investing in the local road infrastructure, which will include two new dedicated junctions to the scheme as well as local highway improvements on the Derby Road.
