Office village plan for Trident Business Park
St Modwen Ventures Ltd, a development subsidiary of St Modwen Properties
PLC, is seeking planning consent to create an office village as the first
phase of the new build redevelopment of its 17-acre Trident Business Park,
Birchwood, Warrington, close to Junction 11 M62.
Three office buildings of 557 sq m (6,000 sq ft), 650 sq m (7,000 sq ft)
and 743 sq m (8,000 sq ft), are proposed on the frontage site adjacent to
the planned new access road link with Trident Business Park from the Daten
Avene/Temple Court roundabout . There is existing consent for a similar
square footage on the same site but in a single building.
Jeremy Boyd of St Modwen, said: “We have reconsidered current market
opportunities and feel that an office village concept is the best way
forward, rather than a single larger building. We hope to be on site shortly
when we will be able to offer high specification accommodation on an
already successful business park.
“Marketing will commence later this year and we expect strong interest from
occupiers wanting quality office space on competitive terms.”
