PCT agreement to relocate in Hatfield Town Center East scheme

St Modwen, the UK¹s leading regeneration specialists, has exchanged a letting agreement with East & North Hertfordshire Primary Care Trust to relocate into the first phase of the £100 million Hatfield Town Centre regeneration scheme.

The PCT will occupy 5,540 sq ft of first floor office space adjacent to the new multi-storey car park when the first phase is completed in autumn 2009.

This will allow St Modwen, which is undertaking the scheme in partnership with Welwyn Hatfield Council and English Partnerships, to take possession of the existing Queensway Clinic enabling the later phases of the scheme to be delivered.

Recently, Royal Mail exchanged an agreement to relocate its sorting office from the existing town centre site to new facilities to be built by St Modwen in Beaconsfield Road. This move will free a substantial area of the town¹s centre for the regeneration project.

Also, the CPO and road closure inquiry has taken place and the inspector¹s report is awaited.

Nick Kay of St Modwen, said: ³A major town centre scheme is like a complicated jigsaw. A large number of sites have to be acquired, some by a single purchase and others such as this by a relocation. Until the last piece is in place the jigsaw is flawed.

“³We have made excellent progress and with a favourable outcome to the inquiry will be able to launch the scheme.”

* The proposed development of the eight-acre site will comprise 13,935 sq m (150,000 sq ft) of shops, bars and restaurants, an indoor market hall, a 585-space multi-storey car park, community facilities including a Healthy Living centre, a bus interchange and 275 apartments.
