St. Modwen, the UK’s leading regeneration specialist, has announced the completion of the first phase of construction works at its £13 million Whitley Business Park in Coventry.

Set in 93 acres, the landmark business park envisages the provision of up to 1.1 million square feet of office and industrial accommodation adjacent to Jaguar’s research and development centre in the city.

Now complete, the first phase of building works comprises 49,578 sq ft of accommodation on the first phase of the development called Lakeside. The space is spread across six separate Grade A office buildings ranging in size from 2,800 sq ft up to 26,000 sq ft. Designed with occupiers’ varying requirements in mind, each property offers flexible accommodation that can be adapted to suit open plan or individual office format. The largest property, designed to suit a company headquarters, can also be sub-divided into four separate offices.

Mark Watkins, development surveyor of St. Modwen said: “The completion of the first phase of offices marks a major step towards delivering a new era of business park development for Coventry. Whitley Business Park has been devised to meet the evolving needs of today’s occupiers. It provides prime opportunities for local, regional and national companies seeking first class accommodation in close proximity to an established workforce and excellent transport links.

“Situated at Lakeside, these first properties have been designed to complement the surrounding woodland environment and benefit from an attractive waterside setting. With pent up demand for new office accommodation in Coventry, Whitley Business Park provides an ideal location in which to secure an impressive company HQ or regional office building and as such we already have significant forward interest in a number of properties here.”

Whitley Business Park is situated at the focal point of Coventry’s transport network. The scheme benefits from significant frontage to the A45 Coventry Road, close to its juncture with the A46, both recognised as the city’s major arterial connections to the surrounding motorway network and in particular the M6, the M40 and the M1. Both Birmingham and Coventry Airport are within a short drive, the latter being within two miles of the scheme.

Mainline rail connections at Coventry City Centre, Warwick Parkway and Birmingham International complete a comprehensive transport network.
