PLANNING APPLICATION SUBMITTED FOR BURTON ON TRENT REGENERATION SCHEME

St. Modwen, the UK’s leading regeneration specialist has submitted a planning application to East Staffordshire Borough Council for a regeneration scheme off Derby Road in Burton on Trent. The proposals include up to 300 new homes and a new commercial and leisure development being developed around the Pirelli tyre factory and head office which are planned to continue at the site.

The plans will regenerate circa 30 acres of surplus land situated approximately two km from the centre of Burton on Trent. Due to the tyre manufacturer streamlining the space required for competiveness and effective tyre production, the planning application proposes the creation of three distinctive spaces on the expansive site, designed to provide a positive environment in which local people can work, visit and live. The Pirelli factory complex will remain in the centre of the development, with the creation of a new commercial development to the east off Derby Road, while the proposed new residential neighbourhood will be located to the west of the site, accessed via Princess Way, adjacent to the Trent and Mersey Canal.

While Pirelli will continue to operate from the site, various redundant, aged and surplus ancillary buildings will be removed and improvements made to car parking and on site vehicular access. The proposed new commercial development, off Derby Road, will be a mixed scheme comprising offices, commercial units, a public house, hotel and restaurants. These uses have been located adjacent to Derby Road due to it being an existing busy urban environment with good access and transport links.

The 300 proposed new homes located off Princess Way, comprise two bedroom apartments through to five bedroom family homes. With an established residential community already existing adjacent to the site, St. Modwen envisages expanding this further with the creation of a leafy, canal side scheme. Priority has been given to creating new open space adjacent to the canal for the enjoyment of all residents with pedestrians and cycle users also given priority within the development. Homes will be arranged around a spine of tree lined green spaces, offering all residents a pleasant environment.
