This month, expert developer and regeneration specialist St. Modwen, has submitted a planning application to start work on a further 167,000 sq ft, in five mid-sized units, at Avonmouth’s £150m Access 18 commercial scheme, as it continues to progress its speculative building to meet market demand.
Subject to planning consent, construction will start in the autumn to provide the 167,000 sq ft of prime location warehouse / industrial space, split across five detached units, from 25,000 to 45,000 sq ft, with self-contained yards. Six smaller new units have just completed on site to provide 5,000 – 29,000 sq ft for immediate occupation with a further eight smaller units completing in the autumn.

“This latest planning application is part of our ongoing programme of speculative building at Access 18, which is set to deliver around 435,000 sq ft of prime location logistics and production space in the next 18 months, with a potential for over 400 new jobs for the area. Our delivery reflects the continued strength of demand for prime quality commercial space in close proximity to the M5 and Bristol.”
The £150m development at Access 18 is being delivered in phases and buildings can also be delivered to meet specific occupier requirements. It is already home to 18 commercial operators, including Nisbets catering equipment, Kent Foods, Hermes Parcelnet Ltd and Budget Greetings Cards. Recently, the UK’s largest electrical wholesaler/supplier, Commercial Electrical Factors (CEF), as well as leading UK removal and storage company, GB Liners, International pharma logistics firm, O&M Movianto and food manufacturer, Plant-Ex Ingredients, have all taken up new leases.
