An outline planning application has been submitted by St. Modwen and Davidsons Developments Ltd to Telford & Wrekin Council for the South East Newport Masterplan.
The application for the site, which lies one mile to the south of Newport town centre, has been developed following discussions with Telford & Wrekin Council, plus other key stakeholders, and the local community at two public exhibitions.
Following the public exhibitions, a number of revisions have been made to the planning application in response to community feedback. The application now proposes the creation of up to 350 homes instead of the 400 originally proposed; an Extra Care housing scheme; 4.5 ha of employment land and a food store with petrol filling station and car wash, with the potential to create in excess of 750 new jobs; open space and landscaping provision, including a new all-weather sports pitch and landscaped park; demolition of existing industrial buildings, plus improvements to local highways and infrastructure. A detailed planning application has also been submitted for the superstore element of the proposed scheme.
The proposed development comprises two individual parcels of land divided by Station Road and offering a total 27.88 ha of sustainable development space, well served by public transport and within close proximity to a range of existing shops and services.

The proposals for the mixed-use development have been carefully planned to contribute to regeneration, design, sustainable development and construction principals. With sustainability at its heart, the scheme will offer strong connections to surrounding areas, plus extended bus services. The scheme has been designed to provide an attractive setting, including significant areas of open space for leisure and informal amenity, plus new balancing ponds. The development will also be in keeping with its surroundings, providing a safe and attractive environment for a high-quality new community that reflects Newport’s strong local identity.
Subject to planning approval, the developers anticipate that initial site works could commence in summer 2012.
