PLANNING PERMISSION GRANTED FOR £20M RESIDENTIAL LED REGENERATION IN HARTSHILL

St. Modwen, the UK’s leading regeneration specialist, has secured outline planning permission for a £20 million residential led mixed-use redevelopment of a former Stoke-on-Trent manufacturing facility. St. Modwen is working in partnership with site owner, Dyson Industries Limited, to promote the regeneration of this prominent site.

The 11.25 acre site fronting Shelton New Road will include up to 111 high quality family homes plus a local centre incorporating a small convenience store, a parade of four small shops and a public house and restaurant.

An estimated 220 jobs will be generated through the construction phase and 75 permanent jobs will be created at the pub, restaurant and shopping facilities. In addition, the development will also contribute towards enhanced education facilities in the surrounding area and improvements to the adjacent Hartshill Park. 

The site was formerly used by Dyson Industries to manufacture ceramic heat-resistant products and became surplus to requirement following a restructuring of the business some years ago. IPS Ceramics Ltd, which occupies a small part of the site, will be relocating locally as part of the plans. 

A detailed programme for the demolition and remediation of the site is being prepared and St. Modwen will be working with site owner, Dyson Industries, to bring the site to the market.  The aim is that the development will commence during 2014.

This consent allows the site to come forward for a very sustainable development in a very accessible location that will bring many social and environmental benefits to the area. 

“We can now press on with Dyson Industries to ensure the early delivery of this scheme, which will bring significant levels of investment, contributing to the city’s housing supply and creating at least two construction jobs for every home built.”
Dyson Industries have been advised by Guy Titchmarsh of Titchmarsh & Co, Leeds who will be marketing the site in due course.
