St. Modwen, the UK’s leading regeneration specialist, has submitted a planning application to Stafford Borough Council for the proposed £55 million redevelopment of AREVA T & D’s premises off Fair Way, Stafford.

The application for the development follows two years of collaboration with AREVA T & D management, plus consultation with AREVA T & D employees, local residents and Stafford Borough Council. A series of public consultations were held at AREVA T & D in March where representatives from St. Modwen and AREVA T & D, together with the architects, planning consultants and engineers working on the project, shared and invited feedback on the scheme’s outline proposals.

“The feedback from the public forums was useful in finalising details before submitting our planning application for the development,” commented Ian Romano, senior development surveyor for St. Modwen. “It is always hugely beneficial to receive input from those people who live and work around a proposed development and we were delighted that so many AREVA employees and local residents took time to come and view our plans and, provide constructive feedback. Their contributions certainly helped complete our application and we are confident we have now submitted plans for a development which will not only secure the future of AREVA T & D, but will also bring long term social and economic benefits to the area.”

St. Modwen’s outline plans for the development propose a comprehensive redevelopment of the 55 acre site to provide over 138,000 sq ft of offices and 205,000 sq for of workshops and Research and Development space for AREVA T & D. The existing Sports and Social Club, which is the largest of its type in Stafford and used by many people in the local community, will be retained and refurbished with the balance of the site, extending to around 20 acres, being proposed for residential development.

As the largest private employer in Stafford and a world class leader in electricity transmission and distribution, AREVA T & D recognised the need to upgrade its existing facilities to reflect its position as a principal world energy expert. St. Modwen has worked extensively with AREVA T & D to develop a solution to serve the growing property need of the business and deliver the new buildings on a phased basis, whilst maintaining continuity for AREVA T & D operations.

Maurice Williams, AREVA T & D UK finance director, added: “For the last couple of years we have been working closely with St. Modwen to develop our plans for upgrading our sites across Stafford. We were recently able to conclude the first part of our plans at the end of last year by buying back from St. Modwen the facilities we had been leasing at Lichfield Road.

“Our current facilities at St. Leonards Avenue were originally built in 1962 and no longer match our future requirements. We have a long standing and positive relationship with Stafford which has grown to become the home of a number of global centres of excellence. We now want to give Stafford the best chance of retaining its strategic position and build facilities that reflect our position as the UK’s leader in our field.”

Alongside significant improvements to AREVA T & D’S facilities, St. Modwen is also aiming to create a sustainable residential community with up to 270 new homes, supported by small local shops offering services to the local community.

Over 12 acres of dedicated public open space will be provided with landscape and biodiversity improvements incorporated, alongside footpaths and cycle lanes, in order to encourage active lifestyles and sustainable modes of transport.

Subject to planning approval, work is scheduled to begin onsite towards the end of this year, with a phased construction programme over three years for the offices and workshop buildings. The residential element of the development will be brought forward post 2012, in line with market conditions.
