St Modwen Ventures, a wholly-owned subsidiary of St Modwen Properties PLC,  has achieved a sale on its £3.3 million second phase Trident Business Park , Warrington, development prior to  construction work starting this month (July).

Construction company Globe Management Services  has exchanged agreements to purchase a 3,358 sq ft  semi-detached office unit on a 150-year ground lease for £554,000.

The 19,100 sq ft second phase, which includes two detached offices of 5,510 sq ft and 6,791 sq ft, plus the other 3,358 sq ft semi,  is scheduled for completion next March

Steven Knowles  of St Modwen, said: “The first phase, completed in 2004, has been successfully let to a number of occupiers including Sharp and IGE, a subsidiary of General Electric.

“Units of between 3,500 sq ft and 6,500 sq ft are available either for sale or to let in phase two. We will continue to operate the site as a managed estate being responsible for the landscaping, security and external environment  to ensure that the quality of the park is maintained and security assured.”
