PROSURV CONSULT SET FOR NEW £500,000 HEADQUARTERS AT ST. MODWEN’S ETRURIA VALLEY

The UK’s leading regeneration specialist, St. Modwen, has completed a £35,000 land sale at its Etruria Valley scheme in Stoke on Trent. Locally-based cost consultants and quantity surveyors Prosurv Consult has purchased the gate house to the former steel works and has secured planning consent to build a new £500,000 headquarters on the site.

An eight-month construction programme is now scheduled to get under way in July 2009; and the 10-strong Prosurv Consult team, currently based in Newcastle under Lyme, will relocate to a bespoke 4,000 sq ft office at Etruria Valley in spring 2010. It is intended that the two-storey building will accommodate Prosurv Consult’s ongoing growth, with the firm initially planning to take occupation of the first floor. A tenant will be sought for the ground floor, which has also been earmarked as future expansion space for Prosurv Consult.

Etruria Valley is an expansion of St. Modwen’s landmark 225-acre Festival Park scheme, developed following the 1986 Garden Festival as a retail, leisure and business park constructed on what was once described as ‘the largest derelict site in the West Midlands’.

Elsewhere in the town, Stoke-on-Trent Regeneration Ltd, St. Modwen’s joint venture company with the City of Stoke-on-Trent is delivering the 400 acre Trentham Lakes scheme – a distribution, industrial business park location where 2 million sq ft has already been developed.

Further investment in attracting businesses to the town has been made by St. Modwen at Fenton Trade Park. The first phase of this 25 acre development offers 70,000 sq ft of industrial/warehouse space with potential for a further 50 acres of development.

Alongside commercial developments, St. Modwen has enriched North Staffordshire’s leisure and employment opportunities with the regeneration of the historic Trentham Estate. Halfway through a 10-year £100m regeneration project, this popular visitor attraction includes England’s largest garden restoration, a shopping village and monkey forest, with landmarks including a new Italian Garden Tearooms which opened at the end of May.
