Refurbished Edmonton Green offices fully let in months

St Modwen Developments (Edmonton) Ltd, the investment subsidiary of St Modwen Properties PLC, has simultaneously completed the £500,000 refurbishment of the 3,205 sq m (34,500 sq ft) St George’s Chambers, Edmonton Green, London, and fully let the office building.

The late1960s building was largely vacant when St Modwen acquired it as part of its Edmonton Green Shopping Centre acquisition in May 1999.

Green Horizons, which is managing the residential development at Edmonton Green, has taken 418 sq m (4,500 sq ft) on the first floor, and the 743 sq m (8,000 sq ft) second floor has been let to Southgate College.

Another 418 sq m (4,500 sq ft) is being occupied by the Youth Offending Team, a Home Office initiative for the rehabilitation of young offenders, and Surestart, a drop-in centre for single parents and children, has taken 882 sq m (9,500 sq ft) of space.

The lettings are on medium term leases at rents ranging between £6 and £6.75 per sq ft.

Colin McQueston, of St Modwen, said: “We are very pleased that a building which had at one stage been considered for demolition has been completely modernised and transformed into a considerable asset for the local community.”
