Leading UK regeneration specialist, St. Modwen, has today started work on the second phase of housing at its £1bn Glan Llyn development in Newport with its own house building brand, St. Modwen Homes.

The 47 new St. Modwen Homes properties will comprise a range of two, three and four bedroom homes, at the 600 acre flagship scheme, with a number of properties overlooking the pools and mature green landscape at the development. To officially mark the start of works, Ben Cook of St. Modwen Homes was joined on site by Cabinet Member for Regeneration and Development at Newport City Council, Councillor John Richards.

Ben Cook, Regional Residential Director for St. Modwen Homes, commented: “St. Modwen Homes is extremely proud to be making its Welsh debut at Glan Llyn, which is a flagship development for St. Modwen and a significant regeneration project for south Wales.  

“With start of works underway, we will be looking to launch the first set of properties onto the market as early as this summer. With six active sites located across the UK, our unique designs and signature features, including full height windows, and a variety of render finishes and colours, go that extra mile to deliver high quality homes with unique character and beauty, which will stand the test of time for generations to come.”

Just two years old, St. Modwen Homes has already experienced substantial success in the industry and was named Best Small Housebuilder at last year’s national Housebuilder Awards, as well as winning awards for its house designs at its Locking Parklands development in Weston-super-Mare.

These properties will follow on from the success of the first phase of housing at Glan Llyn, being built by St. Modwen’s joint venture partner, Persimmon Homes, where 102 out of the total 307 homes being built have now been sold and occupied. 

Councillor John Richards, Cabinet Member for Regeneration and Development at Newport City Council, commented: “The start of works on the second phase of housing at the former Llanwern Steelworks site is a very positive development towards the creation of a thriving new community in this part of the city.

“We are committed to making Newport an attractive location to live, work and visit by bringing forward multi-million pound projects. Glan Llyn is an important element of the city’s growth strategy and St. Modwen’s continued commitment to the development demonstrates their optimism about Newport’s future.”

Glan Llyn is being developed by St. Modwen using a phased approach delivering 4,000 new homes and 6,000 new jobs over the next 20 years.  The 600 acre site will provide a range of facilities including a new local centre offering leisure and retail space supported by new education facilities all surrounded by 80 acres of extensive open parkland.

Situated in a strategic location at the main gateway into South Wales, the former Llanwern Steelworks site will feature its own 100 acre business area, Celtic Business Park, making it a major provider of new office, industrial and warehouse space. St. Modwen has also made a multi-million pound commitment to develop and improve infrastructure, with new access roads planned to and from the site.
