SECOND PHASE OF ST. MODWEN’S BURTON GATEWAY SITE REACHES COMPLETION

Expert developer and regeneration specialist, St. Modwen, has completed the construction of an additional 120,000 sq ft of commercial space at its 1 million sq ft Burton Gateway Industrial and Logistics site.

The second phase of development was approved by East Staffordshire Borough Council in August 2017 and functions as a multi-purpose space for storage, industrial and distribution ranging from 25,000 sq ft to 65,000 sq ft. National contractor GMI started on-site in Spring 2018.

The site is one of the largest warehouse developments in the Midlands and is a key employment site for East Staffordshire. It is already home to Hellmann Worldwide Logistics, who last year took a 10-year lease on a speculatively developed 87,000 sq ft building on the site.

James Clements of Knight Frank commented: “This second phase of development brings more well located logistics space to East Staffordshire, helping to satisfy a demand within the region. The first phase of the development was occupied swiftly and we expect that the units created by Phase 2 won’t be on the market for long either.”

In order to develop the 280 acre site, St. Modwen carried out extensive highway works to support the regeneration of the area and, in turn, unlock the potential of a key location for commercial and residential development, having worked with the local authority and stakeholders.

Strategically located adjacent to the A38 at the entrance to Burton-upon-Trent, Burton Gateway offers strong links to the M42 and A50. Nearby occupiers include Pirelli, Unilever, Boots, Rolls-Royce, Tesco and Toyota.

St. Modwen has also recently secured planning consent for the third phase of construction totalling 104,000 sq ft at Burton Gateway, which further contributes to the developer’s intention to double the footprint of its industrial and logistics schemes in the Midlands and North region.
