Leading regeneration specialist St. Modwen has secured full occupancy at all its 22 warehouse/industrial units in Telford following the sale of two units totalling 14,000 sq ft at Queensway Business Park to Telford & Wrekin Council.

The deal means that St. Modwen has no units left for lease or sale at either Queensway or the nearby 20 acre Brockton Business Park, which became fully occupied by CML Fulfilment & Logistics in January.  Both parks are located adjacent to the A442 Queensway with easy access to the M54 motorway.

Telford & Wrekin Council has aquired the high quality space at Queensway as part of its property investment portfolio and will be managed by the Council’s Estates & Investments Team.

Dylan Webster, Estates & Investments Team Leader at the Council said: “The acquisition of these high quality units in a secure location demonstrates our intent to improve the quality of the Council’s investmnent portfolio, and will generate further employment opportunities within the Borough.”

Other occupiers at Queensway include The Shrewsbury and Telford Hospital NHS Trust, Chips Away, C&L Fabrications and Lisec UK.

St. Modwen surveyor Jonathan Green said achieving 100 per cent occupancy across the Telford units paid testament to the quality and prime location of St. Modwen business parks:

“Securing these final deals and reaching 100 per cent occupation in a difficult economic climate demonstrates there is significant appetite for quality industrial units in strategic locations with good links to the motorway network. We are very pleased that Telford & Wrekin Council has completed, meaning we have no units remaining.”

Queensway Business Park is a 20 acre self-contained site in a landscaped environment with 24 hour security.  A development plot of just seven acres now remains at the site on which St. Modwen is willing to construct new industrial/ warehouse premises to suit occupiers’ needs on a design and build basis.

Brockton Business Park is located on the southern fringe of Telford New Town in an area of commercial development alongside the Halesfield Industrial Estate. The property is situated approximately four miles south of Telford Town Centre and junction 5 of the M54 motorway.
