St. Modwen and Crabhill Developments exchange on sale of Kingsgrove care home site to Care UK

St. Modwen and Crabhill Developments have announced another landmark in the development of the new 1500-home community at Kingsgrove, Wantage, with the sale of a 1.1 acre plot consented for a care home to Care UK for £2.75m.

The sale marks the next phase in the provision of outstanding community facilities at Kingsgrove. Alongside the delivery and recent opening of the new GEMS Wantage Primary Academy and plans progressing on the public square and Community Hub, the sale of the care home site is the next milestone in cultivating a new intergenerational community at the heart of Kingsgrove.

Following a competitive marketing process, award-winning care home provider Care UK was chosen due to its dedication to enabling people to live independent, rewarding and fulfilling lives, which aligns with St. Modwen’s place-making ethos. The care home plot is located within the Local Centre with capacity for approximately 60-70 beds, meaning residents will be part of, and well-connected to, their local community.

This news comes as the residential phases of the development continue to grow, with the recent sale of land to Taylor Wimpey, bringing the total number of housebuilders on site to four, and the total homes under delivery to date to 578. St. Modwen Homes has already completed and sold all 70 homes in its initial first phase, bringing total occupations to over 100 homes at the end of last year.

Carter Jonas obtained outline planning permission for the 227 acre site in July 2015 from the Vale of White Horse District Council for up to 1,500 homes, a care home, a new primary school, a neighbourhood centre including a pub/restaurant and local retail accommodation, sports pitches, employment space and community amenities set around a central park.
