ST. MODWEN APPOINTS ALDER KING AS COMMERCIAL AGENT FOR LANGFORD MEAD BUSINESS PARK

St. Modwen, the UK’s leading regeneration specialist, has appointed Alder King to support its expansion plans at the £130 million mixed-use development at Langford Mead Business Park in Taunton, Somerset. The Bristol and Taunton offices of Alder King will join Chesterton Humbert to market the commercial offering at the scheme.

Langford Mead Business Park comprises eight acres of land, which will provide accommodation for design and build units ranging between 5,000 sq ft and 150,000 sq ft on a freehold or leasehold basis. In addition to the commercial, industrial and distribution space, Langford Mead will also include 550 residential dwellings, 20% of which have been earmarked as affordable homes to boost the local residential market.

To date, 130,000 sq ft of commercial space has been leased or sold at the Business Park to Booker, West Country Feeds and Somerset County Council. When complete, it is estimated that the scheme will create up to 750 new jobs locally.

Ian Guy, senior development manager for St. Modwen, said: “We have appointed Alder King because of their local, regional and national market knowledge, which reflects the profile of occupiers that we are seeking to attract to Langford Mead. All of the site infrastructure is now in place now so occupiers can clearly see what a great place Langford Mead is for businesses looking to expand or relocate.”

Partner of Alder King’s Bristol office, Andrew Ridler, commented, “Langford Mead Business Park presents an excellent opportunity for occupiers who are looking for design and build solutions at a strategically well-placed development. We are looking forward to working with St. Modwen and Chesterton Humbert to deliver the best quality accommodation for future occupiers.”

Housebuilder Taylor Wimpey is currently delivering the second phase of 107 homes at the 65 acre site on site, which will eventually incorporate 550 homes over a series of planned phases of development.
