St. Modwen has completed a deal to bring a leading automotive tube and hose manufacturer to Chamberhall Business Park in Bury.
Burgaflex has purchased a long leasehold interest in a new 18,000 sq ft unit on the site. The company will make Chamberhall Business Park its central manufacturing and distribution depot in the UK and is expected to bring 35 jobs to the area once occupied.
Strategically located just off the A56, the 17-acre parcel of land is one of Bury Council’s allocated employment sites and was granted planning permission in January 2019. The scheme currently provides up to 400 jobs, supporting the authority’s ‘Bury But Better’ Vision and Development strategy.
Gemma Butler, Asset Manager at St. Modwen Industrial & Logistics, said: “Chamberhall Business Park will provide Burgaflex with a high-quality, manufacturing and logistics hub – perfect for its future growth and expansion into the wider UK market.
“The request to fast-track the completion of this build for Burgaflex demonstrates a continued confidence and demand for speculatively built industrial and logistics space in the north west that is ideally located.”
Joint agents for the scheme, Paul Nolan at Nolan Redshaw and Rob Tilley at Knight Frank, added: “Chamberhall Business Park site appeals to firms of all sizes due to the close proximity of the M66 and Metrolink. It means the site provides vital transport links and is accessible from residential areas for recruitment and retention.”
Chamberhall Business Park, along with Stonebridge Business Park in Liverpool forms part of St. Modwen’s largest-ever committed industrial and logistics pipeline, standing at 1.6m sq ft nationally. Both schemes contribute to St. Modwen’s longer-term pipeline of over 15m sq ft – one of the biggest in the UK.
Agent enquiries for Chamberhall Business Park should be directed to Knight Frank and Nolan Redshaw.
