Materials Solutions, a leader in the development of manufacturing technologies applications, has selected St. Modwen’s £10 million Great Western Business Park in Worcester for its new headquarters.

The technology specialist which works extensively with clients in the aerospace industry has moved off the University of Birmingham campus to St. Modwen’s 23-acre Great Western Business Park, situated half a mile from the centre of Worcester. A three year stepped lease has been agreed on the unit at £5 per sq ft, rising to £5.50 per sq ft in year four and £6 per sq ft in year five.

Carl Brancher, CEO of Materials Solutions said: “The move to Great Western Business Park in Worcester enabled us to expand and establish high quality open plan offices and a large open plan manufacturing space at reasonable cost. With a national and international client base, the easy access to the business park from Birmingham International Airport and the motorway network and the close proximity of two train stations is ideal. The modern work units and secure well managed environment are very attractive features, and we have installed a first class facility at Great Western Business Park that impresses everyone who visits.”

Great Western Business Park is situated within walking distance of Shrub Hill and Foregate Street Stations, just three miles from Junctions 6 and 7 of the M5 and under 45 minutes from Birmingham International Airport. The first phase of the Business Park comprises a total of 18 high quality industrial and storage units across a 7.2 acre site, ranging in size from 2,218 sq ft to 14,703sq ft. A total of eleven units are now either let or sold at Great Western Business Park to a range of occupiers including Pickfords, Lightsource Europe and SPAL Automative UK Limited. As such, availability is becoming limited.

Julie Rossiter, senior asset manager for St. Modwen, explained: “The diversity of businesses which have chosen to locate at Great Western Business Park demonstrates St Modwen’s ability to respond to market demand. The gated, managed business park environment scores highly with a range of occupiers and the flexible deal terms have also assisted with St. Modwen and Halls Commercial letting and selling more than half of the available space. That Materials Solutions Limited has selected Great Western Business Park as its headquarters reflects very positively on this development, and we are looking forward to building on this momentum throughout 2010.”

Linda Allen, Economic Development Officer at Worcester City Council, believes the letting to Materials Solutions at Great Western Business Park provides a boost for the city. Linda said: “Developers such as St. Modwen are playing a crucial role in ensuring there is a steady provision of high quality business space in key locations. Working with them to develop high quality business accommodation puts the city in a strong position to continue attracting further inward investment.”

Halls Commercial is St. Modwen’s appointed agents at Great Western Business Park.
