Work has begun on the first phase of the development of the 25-acre Henley Park Industrial Estate, Normandy, near Guildford, which St Modwen Properties has been operating as a managed estate since its acquisition in 2003 from Vokes, who have continued in occupation of part of the site.
St Modwen Properties is initially developing 6,131 sq m (66,000 sq ft ) of high office content business space in three blocks which will offer units from 325 sq m (3,500 sq ft) to 929 sq m (10,000 sq ft) available from the end of August.
Last autumn St Modwen obtained planning consent for a total of 9.197 sq m ( 99,000 sq ft ) of industrial/warehousing development.
Paul Arnold, of St Modwen, said: “We’re encouraged by the level of interest shown in the first phase and would expect that this is due to the shortage of such high quality new accommodation of this type in the area available for sale or to let. This is the first phase of regeneration of the old Vokes works which will lead to an enhanced environment for local and regional businesses. We’re presently working up plans for the remainder of the site and hope to be able to release them for consultation in due course.”
St Modwen continues to operate the existing building and out-buildings as a manage estate which continues to attract local businesses requiring premises on attractive and flexible terms.
