ST. MODWEN BRINGS PRIME BURTON-UPON-TRENT RESIDENTIAL DEVELOPMENT OPPORTUNITY TO MARKET

St. Modwen, the UK’s leading regeneration specialist, has put a prime residential development opportunity overlooking the Trent & Mersey Canal onto the market.

The 20.4 acre site is located off Princess Way in Burton-upon-Trent, Staffordshire, and is a former part of the Pirelli factory site. It has outline planning permission for up to 300 three, four and five bedroom houses in addition to a spine of internal green spaces, children’s play areas and pedestrian and cycle linkages from the canal to local shopping areas. Access will be via a newly constructed junction on Princess Way.

The site boasts a prominent position: it adjoins an existing residential community, is situated just over a mile from the centres of Burton-upon-Trent and Stretton and is also close to Eaton Road Community Park. In addition it is equidistant to the M1, M42 and M6 Toll road, while Burton upon-Trent railway station is just a mile away.

In a separate phase on the site, St. Modwen has also been granted outline planning permission for a development on vacant land fronting Derby Road that will feature offices, commercial units, a public house, hotel and restaurants.

The plans have come into effect following Pirelli’s decision to streamline space to ensure its business remains competitive. The manufacturer will continue to operate from its office and factory at the centre of the scheme.

St. Modwen is currently conducting a six month demolition programme on the site, which will be followed by

a remediation and infrastructure programme.

The outline planning consent includes financial contributions towards primary education and an off-site cricket pitch.
